Managing Leases

Creating a Lease

To create a lease, navigate to a unit and click Create Lease. Select the tenant (or create a new one), then fill in the lease terms: start date, end date, monthly rent, and security deposit.

Lease Statuses

  • Active — The lease is currently in effect. Rent charges are generated monthly for active leases.
  • Expired — The end date has passed. No new charges are generated, but the tenant's balance remains until settled.
  • Terminated — The lease was ended early by the manager. Use this when a tenant moves out before the lease end date.

Editing a Lease

You can edit lease terms (rent amount, dates) from the lease detail page. Changes to the monthly rent take effect on the next rent generation cycle (the 1st of the following month).

Ending a Lease

When a tenant moves out, update the lease status to Terminated or let it expire naturally. The unit status will change to Vacant once no active lease is attached. Make sure to reconcile any outstanding balance before closing out the lease.

Lease Renewals

To renew a lease, create a new lease for the same tenant and unit with updated dates and terms. The previous lease will remain in your records for historical reference.
