Setting Up Units

What Are Units?

A unit represents a rentable space within a property. For a single-family home the property itself is typically one unit. For an apartment building each apartment is a separate unit.

Creating a Unit

From the property detail page, click Add Unit. You will need to provide:

  • Unit Label — A short identifier like "101", "A", or "Main House". This label appears on leases, ledger entries, and work orders.
  • Bedrooms & Bathrooms — The count of bedrooms and bathrooms. These are used for valuation estimates and listing details.
  • Square Footage — Optional but helpful for rent comparisons and portfolio analytics.
  • Market Rent — The monthly rent amount you intend to charge. This is used when generating new leases.

Unit Status

Each unit has a status that updates automatically:

  • Vacant — No active lease is attached to this unit.
  • Occupied — An active lease exists for this unit.

Managing Units

You can edit a unit's details at any time. If you need to take a unit offline temporarily (for renovations, for example), you can archive it. Archived units do not appear in occupancy counts or reports.
